You kidding me? If I didn't want to live in a prestigious zip code I could easily buy a 3/2 for 60k. I'm talking about "handyman special" houses though. If you want something turn key remodeled you're looking at 250 minimum for shack.

I wish I was, as I'd kill for a double garage and a concrete area to park my boat!
A prime example of something locally. There are some areas in Western Australia that are 3 fold worse!!!

hahahahahahaha that's like $500 a square foot. It only costs around $100 a sqft to build a house so that's one hell of a markup. Used houses should cost around $50-60 a square foot.

Varies widely by market. We are about double that on average, or close to it. $150-200/square foot for a house in decent shape 1+mile from the water. Of course, a house closer to the water is higher and you get a lot less. Because we are a peninsula, its impossible to be more than a few miles away from water....we have it on all sides.

Well, total house cost depends on land prices. To build a house brand new (not including land) the national average is $125/sqft.

the area and zoning makes an effect..

For example my taxes are high because i and 100 yards form the lake and i pay the same tax % as the waterfront houses..

In charleston my grand parents house on the harbor, deep water, dock, Historic neighborhood, 4 acre lot.. and it is $880 a foot appraised value. The owner of Papa Johns used to live 3 doors down.

it all depends on the area and quality of the homes and properties.

same for land pricing. i have been looking at property in the mountains to build a cabin. And it is drastically different pricing depending on how remote. i am also looking for 50-450 acres and i have ranged from $250-$5,000 an acre.

Also you have to remember Florida is flooded with 1200-2000 ft smaller homes. so they are readily available thus the supply is high resulting in lower prices.. and a big factor that you did state.. (HANDY MAN SPECIAL) you have to look at that for sure as technically you are buying a 250k house.. and that detail needs to be said to people..


Look at housing in San Francisco. it is silly expensive even to buy a smaller town house with a single parking spot you are looking at multiple hundreds of thousands..

We have good friends that work at Stanford Medical Hospital they live outside of the city closer to the hospital.. they paid $880K for a 1,100 sq/ft bungalow with a car port. for 880 here i can have a large deep water 3-4,000ft house on a nice cove int he lake. yet they have a tiny tiny house.. the location and supply and demand.. The supply is low and high demand thus high costs..

If I can get 250k for it fixed up, I'll be cruising around in my 268 Vista with 8.1 big block and genset/ac the week after it's sold. Put the official offer in this morning.

Otherwise, so far today? Just purchased a used in good condition Vensura 19 pitch 4 blade SS prop for $160 shipped. I'm happy about that. The 17 pitch Alpha 4 (alum) isn't giving me quite the economy I want for in cruising. It was fine on the small lake.

what speed and rpm are you desired cruising and fuel burn.??

i love my alum 4 blade.. i can ride around in the low 2000 in the mid 20s very comfortable.. and sip the gas.. well sip as much as a boat can sip fuel lol.. but at least it is not drinking it.

I paid $50 for the current prop and it's a little beat up from the little pond I used to cruise on. I'm cruising right now at around 3000-3100rpms in the mid 20s. It was great for hauling 6 drunk friends but now on the river I care more about cruising. Going from a 17 to a 19 should drop it in the cherry zone of a nice cruise around 2800.

The boat only has a 220hp V8 and until I upgrade it's horsepower it's never going to cruise at 25mph at 2200!!

Installed ne dock at my place yesterday, new 4.8 x 17 prop replacing my 4.5 x 19.5 cleaned & topped up all hydo systems, new clarion stereo & speakers, head door lock replaced and started the exterior cleaning..... big boat day :)

I can't get over the housing prices down that way. Can't buy a mobile on a rented lot here for under 100K, we just sold our 4 acre 4/2 1100sq/ft 1972 house with minimal upgrades for $325k last summer and the new 0.8 acre 5/4 3700sq/ft triple garage & shop on a back lot 100 yards from the shore with dock rights was $600k.

You also weigh more than me. I think my 5.0 efi 302 specs out at 235hp but we are basically the same power you are just fatter. Ha ha Ric is fat.

3500lb with 220hp isn't impressive. If I wasn't house shopping I'd already have it tuned up to around 300hp with cam, intake, carb. They tested the boat in 2003 with 260hp and it would cruise at 30mph @ 3000rpms.

So what did I do tonight? Well. I detailed the door jams of my car. They were getting nasty looking. Really noticeable with a black car. Was talking to the girl that was in the pic from last weekend about going out tonight, we'll see. I might just go out alone if she's too tired (bartender 11a-8pm 6-7 days a week), a good friend is hosting naughty bingo at a local bar. He's been bugging me to go for months.

yea i have thought of cam and a few goodies on this 5.0 but i cannot justify it when i could build a GM big block for a much better power to dollar ratio.. but cam is not ruled out.. it is hard to toy with something that is like toy.. better yet a gyroscope.. now we are getting high tech..

Their is no replacement for displacement. First set of quad Seven Marine 557s. Yea that's 2,228hp on the tail end of this Intrepid 475 Panacea.
this will be my next boat.. droooooool has a gyro so it is always smooth ride.. walk in battery and control room Diesel Generator, SeaKeeper gyro roll stabilizer for a constant stable smooth ride.

so with quad Yamaha 350s she will jump up on plane with the stepped hull and run int he early 60s.. so step that 1,400hp up to 2,228hp and let the big dog eat.. they are still rigging this one with quad 557s.. but i am sure it will be an 80+ boat and cruise in the 50s muwahahaha (evil laugh as bikinis blow off). The Diesel generator has a dedicated 25 gallon tank.
