OK look like we are going to hold out for another year or so. The property is great the the price is amazing at $40K under FMV, but it is a bi-level house and we currently have a qaud-level so we really want to get away from the stairs. Looking around for a ranch we need to save a few more pennies to get what we want.

Good plan. I can say from experience, having more than a couple acres is more trouble than it's worth.

I was starting to realize that after looking at a few houses. Thats a lot of damn grass to cut. While it looks nice and the room would be nice not sure its worth the hassle. I was kinda looking for something with enough room for a pole shed that I can fit the boat in was the main reason.

go with the house with the lift, she will thank you for it later, trust me and you will be amazed how much more you use your boat. I lived on a river that dumped into lake erie and kept our boat 32 feet our my back door, used almost every day when we were home.

We moved to Wilmington NC and because we enjoyed having our boats in the back yard, we had to spend a crapload for that luxury now in the Intercoastal waterway, but it is worth every penny( dollars)

Just an update on the subject. Loan preapproved and going to look at the house this weekend!! It is not exactly what we want, but what house is perfect and the deal seems really good!! Have to at least check it out.

I agree will all others, go with the water front property. It means not having to trailer your boat. My family enjoys a short ride on Lake Norman, could never do it if I had to trailer to the boat landing; plus when rain is threatening, you can still go out and come back if the rain starts. I am on a busy lake. It's amazing how quiet and pretty it is to go out on the lake right after a rain stops.

Thanks guys.. I will let you know how it goes. I'm excited, but wife not so much. She is worried about the kids being so close to the water, which is a concearn. How do any of you deal with this?

That would be a major, major concern for me as well, having had a cousin drown in a pond behind my grandparents' house when I was little. At a minimum, I'd have the back yard fenced and gate locked unless an adult is physically with them. But this kind of thing is really subjective - it might depend on your kids' personalities, your level of risk tolerance, whether fencing the yard would do any good considering the surrounding properties, etc. IMO it's a lot like the issue of having guns in the house with kids - some people just flat won't do it, others find some combination of safeguards & education of the kids to be acceptable.

Yeah I did mention installing a fence. We do keep guns in the house, but kids don't know we have them and they are kept in a safe that is also hidden in our bedroom closet along with the ammunition and the keys are hidden very well and out of reach. I really don't think it is much different than teaching the kids not to run into street? Our oldest is 2 1/2 and he has known for a while now not to go into street and does very well with that.

On another subject the house does have a permant dock and boat lift. As far as the lift goes do they usually have specs on them as far as lift capacity? How would I know if it will hold my boat? Would be really nice to be able to use the lift.

They do have ratings most being 5k you should be fine. First thing I did was replace the cables and did a double pulley system. Worry more about your cradle.
