We have simple plain old house but beautiful view of local bays and in the distance Long Island Sound and Conn. shoreline. In winter its a panoramic water view...

Any place on the water is an awesome place!!!!!! :)

Right for sure, we've been here 21 years and I never get tired watching the ebb and flow of the tides, wind, waves, sunrise and sunsets.
The old 'red sky in morning, sailor take warning, red sky at night sailor's delight' is 100% true, have seen it many times.....

Our Dredging project begins next week, weather permitting. The lake is at Winter Pool so the dock is well out of the way. When we finish the slope to the bottom of the lake will be a much steeper grade and we will have 8 Feet of additional depth. As you can see here we have a drainage ditch across our property. This is what is silting up our cove. All of this will be back filled with the dirt/spoil out of the lake. Ironically I am getting the most benefit but it is saving the others a ton of money because we are using the spoil on my property instead of trucking it out and paying to dump it somewhere...
Image

In this area we will be building a catch pond with river rock that will catch the water coming down the hill. Then it will be piped down to the lake and come out through the rip rap on shore. The pipes will be buried under the spoil. This will ensure that the spoil will not re-erode back into the cove.
Image

All of the flags indicate where the dirt/spoil will be distributed and smoothed. This time next year at low pool our dock will be 50 to 60 feet closer to our house than it is now. As you can see all of the docks get closer together as we "chase the shore line" when they lower the lake. Once this project is completed our docks will now go up and down as opposed to in and out, giving us a lot more space. We are dredging out from 4 lots but all of the spoil will end up on my lot. We will also now be able to put in a nice walk way down to the water.
Image

Lastly we will be continuing the rip rap all the way around the cove across my property and then we can build a nice deck that we can use to walk down to the dock. After all this I will now be able to get a boat lift (because of the increased depth), increase the amount of time I can leave my boat in the water by about 2 months, and we will be able to go to and from the lake without getting muddy anymore :)

Very nice, and great explanation. That should be beautiful (well, more beautiful) when it's done - the added space between the docks will be great!

I don't even want to tell you what that would cost in Toronto, home of the highest home prices in the world (price to earnings)

That looks fantastic! Congrats.

Beautiful country!
Here the houses that are down in front of the beach are 800k-1.5 million. The ones higher up on the hill (small houses 1/4 acre lots) are like 500-650k. We did well because we bought right after the last real estate crash in 87-90.

Here is what it looks like out back right about now...frozen salt water....
1st pic is just windy and cold...

this one was really frigid a few years back with kids playing ice hockey on it. Little scary seeing as how we still have 6' tidal depth changes....

Beautiful just beautiful! Love all your pictures they're great! Let me know what the weekly rental rate is, seems lots of people from south florida want to spend time in Georgia or North Carolina during the winter.

So this is the house next to mine. They do rent it out and I share a dock with them so one of the slips goes with this house. A lot of folks rent this and then either bring their own boat or rent one... I have met a lot of nice folks who have rented this out...

So we finally got TVA to permit my neighbor and myself for 2 single slip docks so we do not have to share docks anymore! Just got my new dock delivered!
