Seriously that would cost upwards of 800K to 1 mil here depending on the location.
I was lucky to get the house we have, 21 years ago it was a bargain, water view, free mooring/beach rights, protected harbor. But NY cost of living, and now expensive costal home owners insurance. Lucky we are 50 ft above sea level don't need flood ins like many will after the disaster of Sandy.

Gorgeous, here that would be well over a million.
We have simple plain old house but beautiful view of local bays and in the distance Long Island Sound and Conn. shoreline. In winter its a panoramic water view...
