					| You answered your own problem in the question.  Only 20-30 hours a year does more damage than 200 a year.  Rubber hates sitting idle, especially belts.  You can you try a better quality belt like Goodyear gatorback.  Let a car sit and only drive it 1200 miles a year and see what happens.  After about 2-3 years of that it's ready for the junkyard.
 I would also take a good look at all your rubber hoses and check for dry rot/cracks.  Squeeze them around clamps and bends you'll probably find hair line cracks and they will all need replacing.
 
 If you don't have the ability to boat more, have a friend/marina start it up and run it for an hour every couple weeks.  Run all the systems, flip all the switches.  Any/all little running issues that might arise or have happened will disappear.
